Why Idaho Falls Concrete Fails Without a Coating

Two things eat concrete here.

The first is freeze-thaw. Water works into the pores of an uncoated slab, freezes overnight, expands, and lifts the top layer off in flakes. Do that a few dozen times a winter for a few winters and you get the pitted, chalky surface you see in older garages all over town.

The second is road brine. Idaho crews run magnesium chloride on the highways through the winter, your tires carry it home, and it melts off onto the slab. Chloride attacks the cement paste that holds the aggregate together, so the damage starts below the surface where you can't see it until it's already spalling.

A properly bonded coating stops both, because neither water nor salt ever touches the concrete again.

Roll-on kits from the big-box store peel because they're put down over concrete that was acid-etched instead of ground. The coating grabs the surface film, not the slab. When a hot tire parks on it in July, the tire wins.
